A multi-family or commercial exterior is a different job from a house, and not mainly because it is bigger. It is because people are living or working in it the whole time the work is happening.
That changes everything about how it gets run — where the scaffolding goes, which elevation gets done in what order, what the site looks like at the end of each day, and how much notice residents get. We have been doing this since 1977 and the scheduling is as much of the job as the roofing is.

What to know
Roof and exterior in one contract
Roofing, house wrap, siding and trim as a single scope. On a multi-story building, staging is the expensive part — doing the work in two separate contracts means paying for it twice.
Occupied buildings
Residents keep using the balconies, the walkways and the pool. Sequencing around that, and cleaning up daily, is the difference between a job that generates complaints and one that does not.
Documentation an owner can act on
Property managers usually answer to somebody who is not on site. We document what we found and what we did clearly enough to forward without translating it first.
Low-slope and steep-slope both
Commercial buildings often have both on the same structure. They are different systems with different failure points and they need to be quoted as such.

Can you work around our residents and business hours?
Yes — on an occupied building that is most of the job. Tell us the constraints when you call (817) 656-2288 and we will build the sequence around them.
Do you handle multiple properties for one owner?
Yes. If you manage several, say so up front and we will look at them together rather than as unrelated jobs.
How often should a commercial roof be inspected?
Twice a year, plus after any significant storm. Low-slope systems rarely announce a problem until it is already inside the building.
